How Long Does It Take to Sell a House in 2026? What the October Data Shows

Illustration of four clocks hanging above a suburban house on an autumn evening

TL;DR: In October 2026, a typical home spends 33 days on the market by NAR's count, 49 days by Redfin's and 61 days by Realtor.com's. The numbers differ because each source measures differently, but they agree on the direction: fewer buyers are making offers. If your sale is taking longer than you planned, you have more than one way to move forward, and a Seller Manager can help you compare them.

If you have been asking how long it takes to sell a house right now, you will find three different answers online, and all of them are correct. The short version is that it takes longer than it did a few months ago, and the reason has more to do with the market than with your home.

This guide breaks down the October 2026 numbers, explains why they differ, and walks through what you can do next.

How Long Does It Take to Sell a House in October 2026?

It depends on who is counting. The National Association of Realtors (NAR) reports a median of 33 days on the market for September (NAR, October 13, 2026). Redfin reports a median of 49 days for the four weeks ending October 11 (Redfin, October 15, 2026). Realtor.com reports a median of 61 days for September (Realtor.com via RISMedia, October 7, 2026).

Those figures are for time on the market. They do not include the weeks it takes to prepare a home, negotiate, and close, so the full process from decision to closing is longer.

Time to sell: three sources, three numbers

Each source measures differently, so the numbers are not directly comparable.

Why Do Sources Show Different Times for How Long It Takes to Sell a House?

Each organization uses its own data set, its own time window and its own method. NAR reports on completed sales for a full month. Redfin reports on a rolling four-week window. Realtor.com reports on active listings for a month. A home that sat for 80 days before a price cut can be counted differently depending on the source.

The useful comparison is not which number is right. It is what each source says about direction. NAR shows the sales pace at 3.99 million, down 2.2% from a year ago. Redfin shows pending sales down 12.7% from a year ago. Realtor.com shows homes under contract down 4.1% from a year ago. All three point the same way.

Why Is It Taking Longer to Sell a House Right Now?

Three things are happening at once.

Fewer buyers are getting to the finish line. Redfin reports that pending sales fell 4% from August to September, the largest monthly drop in more than three years, and are now at the lowest level since spring 2014 (excluding April 2020). Pending sales declined from a year earlier in all 50 of the most populous metros (Redfin, October 12 and 15, 2026).

Borrowing costs are higher. The 30-year fixed rate averaged 6.86% in September, up from 6.35% a year earlier (Freddie Mac, as reported by NAR, October 13, 2026). Redfin reported a weekly average of about 7.4% on October 8, a three-year high, and put the typical monthly payment at $2,777, near the highest on record.

Deals are falling through more often. Redfin reports that 14.5% of deals were cancelled in September, the highest share in its records outside the spring of 2020.

At the same time, more homes are available to choose from. Active listings are up 5.4% from a year ago, to more than 1.16 million (Realtor.com via RISMedia, October 7, 2026). More choices and fewer buyers means a buyer can take their time.

What Does a Longer Time to Sell a House Mean for Your Plans?

Mostly, it means planning for a wider range. If you were counting on a closing date for a move, a down payment on your next home, or a bill that is coming due, a longer sale can change the math.

Property taxes, insurance and utilities keep running while the sign is in the yard. If your sale takes two or three extra months, those months have a cost, and it is worth adding them up before you decide how to proceed. Our True Cost Calculator can help you see what staying put costs compared with other paths.

It also helps to know what is normal. If your home has been listed for 49 or 61 days in October 2026, it is in line with national figures. It does not mean something is wrong with your home or your price.

Should You Cut the Price When It Takes Longer to Sell a House?

Sometimes, but not always. Price cuts are common right now: Redfin reports that 22% of listings had a price cut in the four weeks ending October 11, the highest share in its records, and Realtor.com reports 20.8% of active listings with a reduction in September, a September record.

Because so many sellers are cutting, a reduction does not stand out the way it once did. Whether it helps depends on your local market, how your home compares with recent sales nearby, and how much room you have to move on price. A local agent can walk you through recent comparable sales. You can also read our guide on whether you should sell your house if you are still deciding.

A price cut changes the number. It does not change the size of the buyer pool. If the pool is the problem, a different way of selling may matter more than a different price.

What Are Your Options If Selling a House the Traditional Way Is Taking Too Long?

You have more than one path, and the right one depends on your situation, not on what the market is doing this month. Sell2Rent works with homeowners across the country to find the path that fits. Here are the options a Seller Manager can walk through with you:

  • Sell and stay. Sell your home, cash out your equity, and stay as a renter. This is Sell2Rent's specialty, and it works well for many homeowners who want to keep living in their home. Lease terms, including length, are negotiated at closing.
  • Sell and move out. If you are ready to relocate, we can connect you with off-market buyers and help you sell on your timeline.
  • Sell to off-market buyers. Your home is shown to our network of 10,000+ investors and buyers without a public listing. You can sell as-is: no repairs, no staging, no open houses.
  • Work with a realtor. If listing on the open market is the best fit, we will connect you with a realtor from our partner network.

We cannot promise a buyer, a price or a timeline, and the right choice is different for every household. What we can do is look at your whole picture, including your equity, your timeline and whether you want to stay or move, and connect you with the options that fit. With a large network of buyers, we can help shorten the time it takes to sell.

Your Seller Manager is a guide, not a salesperson. You see the offers, you choose, and there is no pressure. You can read a step-by-step overview on our How It Works page, or get started with a Seller Manager whenever you are ready.

Frequently Asked Questions About How Long It Takes to Sell a House

How long does it take to sell a house in 2026?
In October 2026, the median time on market is 33 days by NAR's count, 49 days by Redfin's and 61 days by Realtor.com's. The figures differ because each source uses its own data and method. Closing takes additional time after a home goes under contract.
Why is my house not selling?
Market conditions are a major factor right now. Redfin reports pending sales down 12.7% from a year ago, mortgage rates above 7% have priced some buyers out, and 14.5% of deals were cancelled in September. A local agent can tell you whether price, condition or timing is also playing a role in your area.
Should I lower my price if my house is not selling?
It depends on your local market and recent comparable sales. Price cuts are common: 22% of listings had one in the four weeks ending October 11, according to Redfin. A price change alters the number, but it does not increase the number of buyers, so it is worth comparing it with other ways to sell.
Can I sell my house without listing it publicly?
Yes. Some homeowners sell to off-market buyers instead of listing on the open market. Sell2Rent can show your home to a network of 10,000+ investors and buyers, and you can sell as-is with no repairs, staging or open houses. A Seller Manager can also connect you with a realtor from our partner network if a traditional listing is the better fit.
Does a longer time on market mean something is wrong with my home?
Not necessarily. If your home has been listed for 49 to 61 days in October 2026, it is in line with national figures from Redfin and Realtor.com. Slower sales in many markets reflect fewer active buyers, not a problem with a specific property.
